Where is the site?
We are proposing a new community of homes on land off Whitchurch Road in Chester centred around the historic Abbots Well. The plans include:
Up to 200 high-quality homes with modern sustainability features
45% affordable homes all built to Bloor’s 5-star standards
A third of the site (2.6 hectares) will be new publicly accessible green parkland
Walking and cycling routes
Recreation areas including a children’s play area and potentially a trim trail
Opening up access to the historic Abbots Well with a new community feature.
We’re currently consulting with the public on the draft masterplan, and we are seeking feedback to help shape this before we submit a planning application later this summer.
Why have you chosen this location?

The site is located to provide people with everything they need right on their doorstep, with Christleton village and Great Boughton just a short walk away, and the Boughton Heath Park and Ride close by allowing easy access into Chester city centre via bus.
Cheshire West & Chester is currently facing a housing shortage with the Council required to build nearly 2,000 extra new homes each year. Located on the edge of Chester and Christleton, the site can deliver homes in a sustainable location, helping to reduce pressure on other sites in the locality and wider borough.
The location also allows us to create new integrated walking and cycling infrastructure that encourages the use of existing routes along the canal into Chester.
What types of homes will be included?

We plan to create up to 200 homes providing real housing choice for people at all stages of life. The homes will be built to Bloor’s five-star standards, including modern sustainability features such as low carbon heating, and high levels of insulation and solar panels.
How will you respect Abbots Well in your development?
How are you considering local character and heritage?

The plans will be sensitively designed with the site’s existing features, including Abbots Well, in mind. The site’s surroundings and local character have been key factors in the design evolution.
We want to use the consultation to hear from local people on how best we can reflect local character.
What will be the impact of the proposals on local traffic?

As part of the planning application, we are undertaking a Transport Assessment which will look at the potential impact of the proposals on the surrounding road network. This will recommend any mitigation measures necessary to ensure the development will not adversely impact local traffic.
When will the new homes be available?

Once we submit a planning application to Cheshire West and Chester Council later this year, it will be up to the Council to then validate and determine the application.

How sustainable will the homes be?
What will the site look like from Whitchurch Road?

As part of the design process, to ensure that the site is in keeping with the local character, we’ll be carefully considering different viewpoints from around the site, including from Whitchurch Road. This will be set out in a Landscape and Visual Impact Assessment.
Will the green spaces be open to the wider community?
When do you expect to submit a planning application?

The consultation period started on Friday 20th June and closed on Friday 11th July. We will be carefully considering all the feedback we received to refine the masterplan for the site. We intend to submit our application to Cheshire West and Chester Council later this summer.
